New construction is not the same as sealed construction
The common assumption in a newer Wylie subdivision is that a recently built house should not have a rodent problem. In practice, newer homes fail differently rather than less.
Volume building leaves predictable gaps. Utility penetrations – where plumbing, HVAC line sets and electrical enter the envelope – are often foamed rather than properly sealed, and foam is not a rodent barrier; mice chew straight through it. Weep holes in brick veneer are frequently left unscreened. Garage door side and bottom seals are commonly the cheapest available and begin failing within a few years. And rooflines with complex geometry, which is most of what has been built here recently, create more joints, and every joint is a candidate.
Newer homes also mean less mature tree cover, which shifts the pest mix. Where older neighbourhoods get roof rats arriving via branches, Wylie’s newer subdivisions see proportionally more house mice entering at ground level – garage seals, weep holes, and gaps under siding.
Lake Lavon, Muddy Creek, and what lives along them
Wylie is bounded by water and drainage corridors, with Lake Lavon to the north-east and creek systems threading between neighbourhoods. Those corridors function as wildlife highways. Raccoons and opossums move along them at night and disperse into adjacent subdivisions, which is why a house backing onto a greenbelt or drainage easement in Wylie faces meaningfully more pressure than one four streets inland.
If your lot backs onto a creek or greenbelt, the chimney cap and the soffit line are the two things worth checking first.
The older core
Around downtown Wylie the picture reverses: older homes, established trees, and the failure modes that come with age – deteriorated wood soffit, unscreened gable vents, uncapped chimneys, and foundation vents on pier-and-beam construction. Two houses a few miles apart in Wylie can need genuinely different work.
