New houses fail differently, not less
An older home lets animals in through decay – warped soffit, corroded vent screen, cracked sealant. A new home has none of that, and still has openings. They are just construction artefacts rather than age:
- Unscreened weep holes. Brick veneer needs weep holes for drainage. Left unscreened they are a direct path into the wall cavity, and they are sized almost perfectly for a mouse.
- Foam-sealed penetrations. Where plumbing, HVAC line sets and electrical enter the envelope, volume builders commonly fill the gap with expanding foam. Foam is an air seal, not a rodent barrier – mice chew straight through it.
- Factory garage door seals. The cheapest specification, and it hardens and splits within a few years.
- Complex rooflines. Modern elevations have many planes and therefore many junctions, and every junction is a candidate.
Young landscaping shifts which pest you get
Fate has very little mature canopy – the trees are as new as the houses. That removes the bridges roof rats and squirrels rely on to reach a roofline, and it changes the mix accordingly.
Where an established neighbourhood gets roof-level entry, Fate gets ground-level entry: house mice through garage seals, weep holes and gaps under siding. If you are hearing activity in walls and lower cabinets rather than overhead, that pattern fits, and it means the inspection should start at the foundation line rather than the attic.
Construction next door is a driver
Fate is still being built. When a new phase breaks ground, the ground itself is disturbed – and the rodent population living in that field does not disappear, it relocates into the nearest finished housing. It is common for activity to spike in an established Fate street with no change to the houses themselves, purely because earthmoving started two blocks over.
That is worth knowing because it reframes the question. A house that is properly sealed is not affected by what happens next door. A house with open weep holes is.
