Continuous development displaces rodents
Frisco has been under sustained construction for two decades. At any given moment some parcel is being cleared, graded and built on, and each of those events evicts whatever was living in it.
Rodents displaced that way do not travel far. They move into the nearest finished housing – which, in Frisco, is a completed subdivision a few streets over. This is why an established Frisco neighbourhood with no change to its own houses can see a sudden run of activity: the trigger was earthmoving nearby, not anything the homeowners did.
The useful implication is that it is predictable. If a new phase or commercial pad is breaking ground near you, that is the season to have your seals checked rather than the season to hope.
Complex rooflines, many junctions
Modern Frisco elevations are not simple gables. They carry multiple roof planes, dormers, bump-outs, varied heights and long runs of decorative detail. Every one of those transitions is a junction, and junctions are where sealing either happens properly or does not.
A large modern house can easily have three or four times as many roof-to-wall intersections as a plain 1970s ranch. The envelope is better in principle and there is simply more of it to get wrong.
The landscaping has caught up
This is the change worth flagging for Frisco specifically. The earliest master-planned neighbourhoods are now old enough that their trees have reached the roofline. For fifteen years those homes were effectively immune to roof-level entry because nothing could reach the roof.
That protection has quietly expired. Squirrels and roof rats now have bridges into parts of Frisco that never had them, and we are seeing roof-level entry in neighbourhoods that historically only produced ground-level mouse calls. If you have lived in the same Frisco house for a decade and are hearing something overhead for the first time, that is very likely why.
