Rockwall County and the lake

Rockwall, TX

Lake Ray Hubbard frontage and mature tree canopy in the established neighbourhoods around the downtown square. Raccoon pressure near the water, roof rats and squirrels under the older canopy. Full Rockwall page.

Heath, TX

Larger lots and more wooded parcels south of Rockwall. Bigger properties with more surrounding cover mean more wildlife traffic reaching the structure, and outbuildings that often need sealing alongside the house.

Rowlett, TX

Surrounded on three sides by the arms of Lake Ray Hubbard, with a lot of housing built through the 1990s and 2000s. That combination – permanent water plus homes now old enough for seal and soffit failure – is a reliable recipe for attic activity.

Fate, TX

One of the fastest-growing small cities in the state, and almost entirely recent construction. Newer homes here fail at construction gaps rather than through age – unscreened weep holes, foam-sealed utility penetrations, and factory garage door seals.

Royse City, TX

New development along the I-30 corridor pressed up against working farmland. That edge condition matters: rodents displaced by construction and by the surrounding agricultural land move into the nearest finished neighbourhood.

Collin County

McKinney, TX

Two very different housing stocks in one city – a genuinely historic downtown district on pier-and-beam under old canopy, and master-planned new construction on the west side. They need different inspections. Full McKinney page.

Wylie, TX

Rapid growth around a small older core, bounded by Lake Lavon and threaded with creek corridors that act as wildlife routes between subdivisions. Full Wylie page.

Frisco, TX

Extensive master-planned development, most of it recent. Continuous construction nearby is itself a driver – breaking ground on a new phase displaces the resident rodent population into whatever is already built.

Lavon, TX

Small and close to Lake Lavon, with rural-edge properties. Homes bordering open land or shoreline see more wildlife approaching the structure than anything in a dense subdivision.

Dallas

Dallas, TX

A large stock of older housing under mature canopy, which is why roof rats are the dominant caller across much of the city. Established neighbourhoods bring the full set of age-related entries – deteriorated soffit, unscreened vents, uncapped chimneys, and foundation gaps on pier-and-beam homes.
