Water on three sides
Very few DFW suburbs have as much shoreline relative to their size as Rowlett does. The lake arms push deep into the city, which means a large share of Rowlett homes sit within a short walk of permanent water and the vegetation that follows it.
That matters because raccoons organise their territory around reliable water. A house backing onto shoreline or onto one of the greenbelt strips running down to it is exposed to far more nightly animal traffic than a house in the middle of an inland block. In practice, Rowlett generates more raccoon and opossum calls per home than the inland cities we cover, and more of those calls involve a female that has already denned rather than a single animal passing through.
If your lot touches water or greenbelt, the two things worth checking before anything else are the chimney cap and the condition of the soffit along the back elevation.
Housing at the age where seals give up
Rowlett grew hard through the 1990s and 2000s, which puts a great deal of its housing stock at twenty to thirty years old. That is a specific and predictable window. It is not when houses fall apart – it is when the small things quietly stop working:
- Original construction sealant at plumbing and HVAC penetrations has cracked and shrunk back.
- Garage door bottom seals have hardened, split, and no longer meet the slab across their whole width.
- Wood soffit has warped enough to open a seam at the fascia.
- Attic and gable vent screening has corroded or torn.
- Roof-to-wall flashing has lifted slightly at the ends.
Each of those is a normal consequence of age. Together they are why a Rowlett home that had no rodent problem for two decades suddenly develops one.
The combination is the problem
Either factor alone is manageable. A new house near water has few openings. An older house well inland has openings but less traffic pressing on them. Rowlett routinely has both at once – high animal traffic from the lake meeting a house that has quietly opened up half a dozen entry points – and that is why exclusion here tends to find more entries per property than the metroplex average.
