Large lots change the maths
In a dense subdivision, a house is surrounded by other houses. Animals approaching it have crossed a lot of open, exposed ground. In Heath, homes typically sit on substantially larger parcels with mature trees, brush lines, and undeveloped land nearby.
That cover runs right up to the structure. Raccoons, opossums, squirrels and roof rats can approach under canopy the entire way, which means more animals reach the building and they reach it more often. It is the same reason a house at the edge of a subdivision gets more activity than one in the middle – Heath just applies that condition to most of the city.
The outbuildings are half the job
This is the part that most distinguishes a Heath job. Properties here commonly have a detached garage, a workshop, a barn, a well house, a pool equipment enclosure, or some combination. Those structures are almost always built and sealed to a lower standard than the house, and they are almost always where the population is actually living.
Sealing the house alone in that situation produces a familiar and frustrating outcome: activity stops in the attic, everything seems solved, and then it returns. The colony was never in the house to begin with – the house was just where you noticed it. Exclusion on a Heath property has to account for every structure on the parcel, or it is not exclusion, it is relocation.
Heavy canopy, roof-level entry
Mature trees over a roof are a bridge. Roof rats and squirrels will not scale a brick wall if a branch will do the job, and Heath has a great deal of established canopy sitting directly over rooflines. Limbs within about six feet of the roof are functionally a walkway to your soffit line and gable vents.
Cutting those limbs back is the single most effective thing a Heath homeowner can do without hiring anyone, and we will tell you that during an inspection rather than pretending the problem can only be solved with a cheque.
