Roof rat country
Across most of established Dallas the dominant rodent is the roof rat, and the reason is the tree canopy. Decades of mature growth put branches directly over rooflines throughout the older neighbourhoods, and roof rats are climbers by preference – they enter high, using limbs rather than walls.
That single fact reorders the inspection. In a newer suburb we start at the foundation line; in Dallas we start at the roof. Gable vents, soffit seams, roof-to-wall intersections and the ridge line are where the entries are, and any inspection that does not get onto the roof has not really happened.
Old housing stock, old failure modes
A large share of Dallas housing predates 1980, and a meaningful slice of it predates 1950. Those homes were never built to a sealed envelope, and generations of repairs, additions and re-roofs have left gaps no single builder is accountable for:
- Pier-and-beam crawlspaces with failed or missing foundation vent screening.
- Original wood soffit and fascia softened enough that an animal can widen an existing hole.
- Uncapped masonry chimneys, the standard raccoon den.
- Old plumbing chases and wall cavities that give rodents interior routes between floors.
- Detached garages on alley lots, often the actual harbourage.
Alleys and commercial adjacency
Two things raise pressure in Dallas that barely register in the outer suburbs.
Alleys. Much of older Dallas is served by rear alleys with bins, detached garages and continuous cover running the length of a block. That is a protected corridor connecting every house on the street, and rodents use it exactly that way.
Commercial neighbours. Residential streets in Dallas frequently sit within a block or two of restaurants and retail. Consistent commercial food waste supports a much denser rodent population than a purely residential area can, and that population spills into the houses nearby. If you back onto or sit near a commercial strip, you are not dealing with an ordinary suburban baseline, and sealing has to be correspondingly thorough.
